1 – Reservations and payments

The reservation will be accompanied by the payment of 50% of the amount of the stay and implies acceptance of the terms and conditions described here.

The payment of the remaining amount will be made 72 hours before arrival on the card provided as guarantee. In the case of wishing to make the pending payment in cash, this will take place upon arrival at the accommodation.

Once the reservation is made, you will receive an email confirming the details of your stay: locator, date of arrival and departure, number of guests and rooms.

To make a reservation with us, the lead guest must be at least 18 years old. The maximum number of guests staying per room is illustrated in the room occupancy details on the website. When the person making the reservation is different from the main guest who assumes the occupancy, the person making the reservation may be held responsible for cancellation, non-arrival and damages caused.

a) Forms of payment

Payment is accepted by VISA or MasterCard debit or credit card. The card details are required as a guarantee at the time of making the reservation and for the reservation to be considered valid.

b) VAT

All prices indicated on our website include VAT (Value Added Tax) legally applicable at all times.

c) Children

Accommodation for children up to 2 years is free. If you want a cot you must check its availability and supplement at the time of booking.

Children over 2 years old must pay a supplement related to their accommodation and use of the sofa bed. Children are considered only persons under 16 years of age.

d) Pets

Domestic pets are allowed in some apartments, as long as they do not exceed 7 kilos and subject to availability. If you wish to travel with your pet, you should check the availability of the apartments and the corresponding supplement before making your reservation.

The limitation in terms of weight of pets will not apply if it is a guide or assistance dog.

e) Smoking

Smoking is not allowed inside the apartments or in the premises and facilities of the establishment.

f) Guests

It is totally forbidden to occupy the facilities by more guests than those registered in the reservation. If the establishment is aware of this situation, it will proceed to charge the corresponding economic difference and evict the occupants.

2 – Reservation cancellation policy

For any type of modification in the dates of your reservation, number of guests, type of reserved apartment or cancellation of the same, you must notify us, at least 7 days in advance of the arrival date. Otherwise, the establishment will charge 100% of the total amount of your reservation.

Cancellations will be free if they are made more than 7 days before the arrival date. These will involve a refund of 50% paid at the time of making the reservation without any additional cost to the client.

Similarly, the accommodation is not responsible in cases in which the guest must leave before the date established for departure, charging the total amount of the stay without reimbursement of the days not enjoyed, as well as in cases in which the guest does not show up at the accommodation to enjoy his reservation.

If we have to change or cancel your reservation

We do not expect to have to make changes to your reservation. This is only limited to those cases of force majeure and, if necessary, to carry out or complete essential repair or renovation work, or for other reasons unforeseen at the time you made your reservation and which are outside our control. reasonable control.

Should this occur, every effort will be made to offer you a suitable alternative booking or refund the full amount paid for it without the establishment assuming any further responsibility for any further loss you may suffer.

Likewise, we reserve the right to cancel any reservation without compensation or refund if the terms of these conditions are breached.

3 – Damages and responsibilities

We reserve the right to charge the lead guest for any damage caused during their stay by any member of the booking party. This includes breakages, spills, stains, damage to furniture, accessories or the building itself.

The loss of the electric key of the apartment will carry an additional supplement of 45 EUR corresponding to the cost of its replacement.

The accommodation is not responsible for breakdowns that occur due to completely unforeseen causes and force majeure that may arise in relation to water, electricity and the Internet.

4 – Arrivals / Departures

Arrivals: the entry time is from 4:00 p.m.

Departures: departure must be made before 12:00pm.

The possibility of entering and leaving outside the previously stipulated hours will be subject to availability and possible additional supplement. In these cases, you should check directly with the accommodation.

5 – Cleaning

RSB Apartments guarantees optimal hygienic conditions in all its facilities.

A complete cleaning and disinfection will be carried out before the arrival of the guests and after their departure, as well as a daily cleaning.

Stays longer than 4 nights include a change of bed linen and towels. However, for the sake of environmental conservation, please inform us if you do not deem it necessary to replace them.

6 Courtesy to others

In order to respect the rest and well-being of all our guests, parties, noise and loud music are prohibited after 10:00 p.m. in all the interior and exterior facilities of the establishment.

We reserve the right to cancel a reservation with immediate effect if guests fail to comply with this agreement or if they cause a disturbance to other guests, neighbors or property owners.

7 – WiFi – Usage Policy

When WiFi Internet access is provided, guests agree to use this Internet access fairly and appropriately.

Internet access is intended for general use (access to email, messaging, social media, streaming video/music/light media, etc.). It is not designed or ideal for heavy media streaming, online gaming, extensive downloading/uploading. Access to illegal activities or use of our network for illegal activities is prohibited and will be reported to local authorities.

8 – Our access rights

In addition to the cleaning, care and management team of the establishment, the external maintenance team will be able to access your room in the event of an incident in the facilities, follow up on a complaint that you have presented and carry out the necessary checks, always in order to preserve the proper functioning of all equipment. If this happens we will do our best to inform you in advance of the date and time that we will need access.

9 – Our right to evict

We may end our contract with you and ask you to leave your Accommodation immediately (without paying you any compensation) if:

– we believe that you or your company have committed a violation of the conditions described in this document;

– we believe that your behavior or that of your company puts the safety of our visitors or staff at risk;

– complaints of antisocial or unacceptable behavior are filed against you or your company;

– you or your company cause irreparable damage to the property or its contents; either

– exceeds the maximum occupancy limit of your accommodation.

10 – Events beyond our control

We are not responsible for any breach of our obligations under these general conditions caused by an event beyond our control.

An event beyond our control means any act or event beyond our reasonable control, including, without limitation, fire, explosion, storm, flood, earthquake, subsidence, epidemic or other natural disaster, strike or the industrial action of others, terrorist attack or threat of terrorist attack, war or threat of war, civil commotion, riot, invasion, or failure of public or private telecommunications networks.

11 – Miscellaneous

Guests will not use the apartments and facilities for commercial purposes or for any other purpose other than the essence of the service provided by the accommodation and for which it is intended.

RSB Apartments reserves the right to modify at any time the information contained in its website and is the sole owner of its content.

In the same way, the accommodation reserves the possibility of changing the apartment initially reserved in strictly cases of force majeure and assigning another similar one that provides the same quality standards.

12 – If you have a problem or complaint

Our main objective is that our clients enjoy a unique experience of rest and well-being in our facilities.

13 – Legislation

These General Conditions are governed by Spanish law and by the exclusive jurisdiction of the Spanish courts.

If any clause included in these General Conditions were declared totally or partially null or ineffective, such nullity or ineffectiveness only affects will apply to said provision or to the part of it that is null or ineffective, subsisting these General Conditions in everything else and considering such provision totally or partially not included.

In the same way, these conditions are subject to any other provision, regulation or law that is directly or indirectly applicable.
